our cancelation policy

We understand that unforeseeable events can occur & while we will provide alternatives for *forecasted hazardous weather, please review our cancelation break down below:

30 Days prior to booked Weekend Getaway- 100% Refund on Weekend Booking Rate less 10% processing fee

14 Days prior to booked Weekend Getaway- 50% Refund on Weekend Booking Rate less 10% processing fee

7 Days prior to booked Weekend Getaway- 25% Refund on Weekend Booking Rate less 10% processing fee

<7 Days prior to booked Weekend Getaway- No Refund will be available

*forecasted hazardous weather- While it may be less than ideal to Glamp in the rain, we do not deem precipitation to be hazardous. Strong winds, lightning storms & flooding are, however, a safety concern & either a full refund less the processing fee or a Weekend Getaway at a later date will be offered. We aim to provide a spectacular retreat for our guests but you & your loved one’s safety remains our first priority!

check -in & -out

Check-In: Check-in is anytime after 3pm on Friday afternoon. Your welcome packet & check-in information will be located in your tent.

Check-Out: We ask that our guests are out of the tent by 12pm on Sunday. Please make arrangements prior to the morning (preferably the day before) of your departure if you need extra time in the tent on Sunday. Prior to your departure we ask you ensure your fire pit is completely extinguished & any furniture that had been moved be returned to it’s original location.

Parking & Quiet Hours

Parking: We provide amble parking directly next to your tent.

Quiet Hours: For the safety & security of the surrounding farm animals (that are very sensitive to noise), we do not allow amplified music of any kind at any time of day - this includes small portable speakers. Please be mindful that you are resting & reseting on a tranquil working farm where the sound can travel quite a distance. Scared animals can become dangerous animals & loud music or loud yelling could frighten even the sweetest dairy cow. If we receive any complaints about noise, you will be asked to leave.

Pets

Pets: All well behaved dogs are welcome to glamp at Bally Brook Farm for an addition fee of $20/night. No more than 2 dogs per reservation. Any unauthorized pets will result in the termination of your stay without a refund.

We insist that you prevent your pet from making excessive noise, being disruptive or aggressive while glamping at Bally Brook. If your pet is deemed dangerous, harmful or disruptive, Bally Brook Farm has sole discretion to require you to find other accommodations. Bally Brook Farm also reserves the right to contact animal control to have a pet removed.
If your tent requires excessive cleaning, or if damages are incurred as a result of your pet’s actions, Bally Brook Farm may charge for additional services & repairs if needed. Animals may not be left unattended on your platform deck or inside your tent. Animals may not be tethered to the handrails, trees or any other fixture on the farm. Please be advised when visiting other locations with your pet that Shenandoah County has a leash law that requires dogs be kept on a leash at all times. Animals may not be allowed on any tent furnishings including bedding & furniture. Animal waste must be picked up by the pet owner. Dog waste bags are available in the treat & toy box provided in your tent.

wifi & Power

Wifi: While we would like to encourage you to completely disconnect from all devices during your getaway, we understand the need to have access to a connection. There is signal available in the tent as well as around the farm.

Power: Your tent is outfitted with solar lighting throughout the main tent, viewing platform & bath accommodations. In addition, four lanterns with USB ports are provided for charging compatible devices.

firepit & grilling

Firewood: Firewood and fire starting materials are provided for your use located adjacent to the cooking area with the Firewood Addon. Please do not dump or move any ashes or burning materials to any location as this could cause a field fire. Leave all ashes and burnt materials in the fire pit for Bally Brook Management to remove upon your check out. If the case of windy days- please do not start the fire. We offer a propane grill rental that will be delivered to the platform as an alternative for all your al fresco cooking needs. Grill Rental

extra information

Garbage: Help keep our farm beautiful my placing all trash in the provided critter proof trash receptacle located at the rear of the tent platform. We strongly advise you dispose of any food waste in this receptacle as to not attract wildlife to your tent. Bally Brook management will collect all trash at your departure.

After Hours Assistance/Emergency: In the event of an emergency or for any after hours assistance, our direct contact information is located in your Welcome Packet provided at your arrival. If you have a medical emergency, please dial 911 & be prepared to give your responder the information that you are a camping guest on the farm & your tent location of the front meadow of the property.

Nature & Wildlife: At all times while visiting the farm, please remain vigilant of any wildlife in the area. While rare, it is not unheard of to witness a strolling raccoon, fox, deer or even opossums around the meadows of the farm. Feeding, provoking or any intentional contact with wildlife will not be tolerated and you will be asked to leave the farm to find other accommodations.

Lost, Stolen or Damaged Property: Bally Brook Farm is not responsible for the loss, damage or any claims to property of guests due to fire, theft, accident or any other cause. For extra security we advise guests to lock any valuables in their car. Having the possession of any weapons including firearms while visiting the farm is strictly prohibited. Bally Brook Farm also reserves the right to refuse service to anyone.
